Poor service. It can not issue report as scheduled. 19 May 2022 carry out inspection. It promises to issue report within 7-9 days. Today is 6 June. I asked by email and telephone. It promised to sent before midnight of 5 June. I still haven’t received. See below : “I have now spoken with the estate agents - The Homebuyers survey is scheduled to take place on Thursday 19th May 2022 by Mr Shabir our surveyor (FRICS Chartered Building Surveyor). To confirm, once the survey inspection has taken place, the completed survey report will be issued to you via email within 7-9 working days. “ I will not recommend this company.

I'll admit I was slightly nervous booking my survey with Bakemans after seeing some of the Google reviews, but I didn't need to. The Level 3 RICS Survey I ordered was carried out well and received in a timely manner, and also my point of contact at the business (Gemma) was very helpful in dealing with all my queries. I highly recommend it and will be using them again in the future.

A very positive experience with Bakemans - quick, efficient, friendly, professional. The Level 2 survey was booked in at the earliest opportunity and I received the report within 2 days of the visit to the property. The report is detailed, with lots of photos - I feel they did a thorough job. Thank you.

Our building survey report was back within 2 days. It was extremely detailed and picked up on quite a few issues that we ourselves had not seen, photographs to back most if this up. A few of the issues raised are quite big concerns that are likely to cost over £30k. So we are grateful that this was picked up. Plenty of things were highlighted and recommended. After recieving the report Paul rang us within 2 hours of us emailing him to explain and elaborate certain issues and translating things into layman's terms. Overall really impressed and would highly recommend.

Excellent overall experience with Bakemans, found them when using a comparison site and instructed for a level 3 building survey. Communication was quick and easy and they arranged and carried out the survey within a week of my initial enquiry. The full report then came within 3 days of the survey being carried out. Report was extensive, complete with lots of photos and useful information, surveyor also did a follow up phone call with me and was happy to explain some bits I was unsure of in laymans terms. As first time buyers of a 90 year old house, we found the survey so valuable and worth every penny as it gave us a much more transparent view of the property we have gone for and what work needs doing. We highly recommend this company

Personally, my experience with Bakemans does not relate to so many negative comments I have read. From instruction to receiving the Level 3 Valuation report they have been first class. The report was with me within a week and I even managed to speak to the Valuer who was extremely helpful. I would very definitely highly recommend Bakemans without hesitation. I was also extremely pleased with Lianne who provided fantastic service to ensure the valuation went ahead smoothly and report produced in good time. Valuation report was detailed and well presented. Well done Bakemans! Fantastic all round professional service! Highly recommended!!

We had a conveyancing survey done on a property we were purchasing. Complete waste of time and money and were refused a refund. The survey contained many minor issues such as scuffs in paintwork, the garden fence needing to be painted and other trivial issues. There was an issue with condensation in the roof of the property which was labelled in the pictures as a major issue yet not even mentioned in the report. There was no effort what so ever to see where the issue had come from, when questioned we were informed that the photos of the condensation were just personal notes and we were re-sent the report with these photos removed. We are now living in the property and there are other clear issues with the guttering and roof and leaks around the house which are obvious yet were not pointed out. We were given a detailed description of how to sort out ceiling cracks of which there are none in the property as if the report had been copied and pasted. Not happy at all and would have been better off walking around the house ourselves instead. We understand it’s not an in depth report but we didn’t even get a basic level report. Waste of money and poor response to our complaint.
