For example, the photo of the house's water stopcock showed a packet of dishwasher tablets and a tiny red arrow pointing to the top corner of the stopcock. For a level 3 survey, Cosey Homes lacked the basic initiative to take meaningful photos, reiterating time and time again that it was a non-intrusive survey, as if moving a small household good for a photo falls under the same intrusive action as moving furniture. Same problem with the photos and comments about the loft, which is a critical part of a survey. A week later, I viewed the house again and asked to peel back the tape in the roof's boarding to see what insulation was there. The seller was more than happy, but clearly the surveyor didn't take the same initiative. Most bafflingly of all, "The main roof coverings appear to comprise traditional slate coverings to the principal roof slopes, with more modern tiled roof coverings to the rear extension. The coverings were inspected from ground level with the aid of binoculars where possible" ... Both times I viewed the house (from ground level without bincolars), it was clear that the house's entire roof was rosemary clay tiles - no slate anywhere. Imagine buying building insurance using information from your survey and a claim being voided because information was completely incorrect. This is a great option for buyers looking to read 'We recommend you instruct an electrician/plumber/builder/engineer/contractor' a hundred times for things that the surveyor could easily have done there and then. I won't be recommending Cosey Homes' Level 3 survey to friends and family.

I recently used Cosey Homes and would 100% recommend them. From the initial phone call until the report was received, the whole process was without fault. I was even able to speak with the surveyor after the report was issued. I cannot fault Cosey Homes in any way.
I asked if it was possible to have a short phone call before the report was issued to which they agreed and I never got that call although I reminded them twice. Also they issues the report for a 32 sqm flat after 8 workdays whereas their advertised timing is 5-7 days. I would expect better communication.
Excellent easy to book and organise. Detailed level 3 survey received back within a week Allowed us to think long and hard - have actually taken the decision to pull out of that purchase but will use Cosey Homes for our next purchase
If I could give 0 I would. Incredibly disappointed with errors in information. Overly wordy and unclear. Not even the right address on the front of the report. I have friends who have had much better, and clearer surveys completed from other companies which have actually been useful.
They wrongly advised that the external walls were cavity construction when in fact they are solid, which has a big impact on performance and maintenance, and therefore cost. This could have easily been determined by measuring the wall thickness. They made no apology for their mistake
