Having some experience of old properties, surveys and surveyors I knew it was sensible to undertake a level 3 survey so that we knew the type and rough cost of work that we might need to undertake and in what timeframe and help us decide if we would be buying the property at the right price point. We engaged Joseph Wright of AMS to undertake the survey. The entire process from booking, initial discussions, thoroughness of the survey undertaken, clarity of the findings, detail of the report and willingness to answer my questions was amazing and allowed us to make an informed decision about the property. I cannot recommend highly enough and while a level 3 survey is not cheap it has saved us a lot of money (about 15x) along with many sleepless nights. My husband and I went with AMS based on the excellent reviews online and because it was cheaper than other quotes we received. Customer service was 5 out of 5 from start to finish. We had a Level 2 homebuyers survey. The Surveyor was at the property around two and a half hours and his inspection was very thorough. A week later we received a detailed and extremely helpful report with fotos, outlining his findings, what repairs needed doing, (urgent and non urgent,) together with recommendations going forward. We have no hesitation in recommending AMS to anyone needing a residential survey.

Level 3 RICS Survey of 1930s house. The communication from AMS and timeframes achieved were all excellent. The Surveyor was a lovely man and clearly very good at his job. The report was superb. Pre and post- survey conversations with the surveyor were also facilitated which really helped me understanding the nuance of what I was dealing with. Very impressed and would use again.
In my opinion, this is a very dishonest company. While they may achieve reductions for some of their clients, I believe there needs to be greater scrutiny from RICS regarding their valuation practices. Too often, properties appear to be unfairly undervalued, causing unnecessary issues for sellers and buyers alike. The valuation process can sometimes feel as though figures are being created to fit a narrative rather than being based on objective evidence. If you are selling your home and a prospective buyer is using this company, I would strongly advise proceeding with caution. I sincerely hope the company is investigated and that its valuation methods are reviewed to ensure they are fair, transparent, and in line with professional standards.
Very detailed and thorough survey. We needed to know these things, even though the seller wasn't too happy about the things that were found. It helped us to make our decision about the property.
I have used AMS twice now and have found them to be professional and thorough. Booking the survey is really easy via the website, and the report has come within the stated timeline each time. The price is also competitive. The report itself is easy to read, and the surveyor also accommodated specific requests about elements of the property we wanted more information on. I would highly recommend.
