They were the management company in charge of the estate where my house is located, I was renting out my house and the tenant moved out so I put my house up for sale. At the time Pennycuick were responsible for providing information to support the sale. There are time limits set within their own company for the return of these papers and Pennycuick failed to provide them timely. Despite myself, my estate agent and my solicitor contacting them by phone and email, our requests were ignored and this caused delays resulting in the first sale falling through. This was very costly to me as I had to pay for the upkeep and bills at the location due to sale falling through. I raised an issue with their directors and had partial replies and then I was ignored. When I made a formal complaint, they again did not stick to the timeline for replying, and seemed to offer no concern for the situation they had put me in. I finally raised an issue with the Property ombudsman, who have written to them and they had provided updates on my issues. The matter has been resolved as a consequence of the ombudsman intervention. If you can, avoid this company. Thankfully they are no longer the management of the estate on my previous house, which I have now sold, so they cannot cause those residents any issues. My suggestion would be continue to complain if Pennycuick are not meeting your requirements, and don’t be afraid to get the property ombudsman involved to help you resolve your issue.
Very poor service from Pennycuick. My colleagues and I have been chasing responses for over three weeks with little success. The team repeatedly fails to follow basic procedures and, on the rare occasion you manage to speak with someone, they consistently over-promise and under-deliver. In addition, fees are frequently added to bills without justification, and even when these arise from their own mistakes, they refuse to acknowledge responsibility. As both a landlord and property manager, I strongly advise against instructing Pennycuick to manage any development. In my experience, they do not operate in the best interests of either freeholders or leaseholders.
This company is by far the worst in the industry, Repeated phone calls go unanswered, and emails ignored. They have obligations and totally disregard them, Use this company at your peril. I am trying to sell a flat that they manage and ignore all my solicitors emails and have stopped answering phones. They have lost me two sales already and this possibly will be a third. Awful service company. DO NOT RECOMMEND. Please be wary of purchasing any leasehold property with Pennycuick Collins as the service company. Our service charge has increased from £1500 per year, to £2000 per year, to currently £3000 a year! They do not do the basics which you pay them to do. The photos speak for themselves. They never answer the phone or respond to voicemails or emails. Only time they are interested is when chasing the service charge payment. (You also pay towards the office by the way) If work happens they will leave huge ladders on site too. Beware!
Outstanding Service from Start to Finish! I recently rented a property through Pennycuick Collins, and I couldn’t be happier with the service I received. Used PC recently. Very happy with the service - Ross and Catarina in particular. Initially there was some trouble reaching any member of staff in the office, either over the phone or by email, so can't give 5*. However from the first viewing onwards the team were great. Ross was exceptional, doing everything he could to help things along, and Catarina was very helpful.
The worst Management company in Birmingham! Repairs outstanding that are required legally by them, some have been ongoing for over 5 years! Not to mention the communication from them is horrendous, you could be waiting for months just for a reply! It's that bad even reputable contractors have advised, they do not want to continue any further work for PC, due to their horrendous experiences with them! They cannot cope with the amount of complaints reported and even the directors are evasive so decide to "brush all issues under the carpet " leaving the PM and property administrator to give familiar responses "we will get back to you ", great for delaying tactics though the organisation is a shambles tbh!! I highly recommend, although a long winded process, you will have nothing to lose after logging a complaint to PC, if you are still not satisfied and unresolved, you will then have the legal right to report them to the Property Ombudsman immediately!!
