4.7 / 5 · 78 totalWe went with Allcott Associates to conduct a RICS level 3 Building Survey & valuation to offer us an independent, 3rd party professional opinion against our property & its true condition & value. We did this after our buyers had repeatedly tried to down value & catastrophize potential issues due to their inexperience, lack of general knowledge & additional down-value from their mortgage lender. After renegotiating twice & dropping £20k off the price - which we instantly knew was a mistake, they still weren’t happy & wanted more, enough was enough! We reached out to Allcott Associates who carried out a through in-depth inspection of the property leaving no stone unturned, conducting a series of inspections from moisture readings, loft & outbuildings inspections, roof pitch measurements, DPC inspections & general functionality tests on key fixtures & fittings, to name a few - all whilst being incredibly courteous, considerate & without causing damage, which is the exact opposite of the survey conducted by our ex-buyers! Their report provided us with in-depth & knowledgeable expert insights into the condition of the property, also indicating what is & isn’t normal for properties of this age & spec. Their report was straight forward & non-biased, solely focusing on the FACTS & true condition determined from visual evidence of the property, not based around pure speculation, “what-ifs” & relentless scaremongering that seemed to be the tactic for our ex-buyers. Any potential issues were categorised in significance/severity & explained in detail, leaving no room for misinterpretation or confusion, offering us complete confidence & much needed reassurance on what we already knew. They provided us with an honest valuation that was £30k higher than our ex-buyers speculative survey report (no surprise there!) & £15k higher than THEIR mortgage valuation - sounds like an issue with their finances rather than the property. We are truly so glad we conducted our own independent investigation & valuation with Allcott Associates, their report supports market research of comparable properties & 9 separate valuations from independent local Estate agents, which were also conducted before marketing the property. This gave us confidence in knowing that the property is marketed at a fair, reasonable price & is in a condition consistent with that marketed value. Thank you Allcott Associates, your expert opinion has been invaluable & has helped us make that decision to finally drop our unreasonable, time wasting ex-buyers! Allcott Associates has helped us avoid a MASSIVE BULLET from unrealistic, inexperienced & immature first time buyers & I’m glad our lovely house will now be sold to someone more educated, deserving & overall nicer! We highly recommend AA to give you the facts & cut through the rubbish & we’ll definitely be using again!
From first contact, Allcotts were open regarding their charge. They advised on the type of inspection that would cover our needs. The staff were very helpful and friendly -all in a professional way. Our appointment for the inspection was made within a week and I was kept informed every step of the way. The surveyor was thorough and gave verbal feedback which put my mind at rest as to what updates needed doing. We received tbe final report within the week of the inspection and this also was thorough with expected costing for the repairs needed. An all round brilliant service and not as expensive as I had expected it to be. Would highly recommend Allcotts.

Excellent service from this Company. Easy to choose the required survey online and a detailed layout of what to expect in the content. Advise was available over the phone if you needed it. Options to pay were clear and receipt provided on request. David Allcott arrived on time on the appointment day. Very thorough, professional gentleman with a wealth of experience. Happy to answer any questions and give advise. The survey was sent by email a few days later as promised.. Very well presented in content and appearance and just what I needed for my claim. Alcott Associates completed our Level 3 survey for us. They were prompt to respond to emails and scheduled our survey within three weeks of us first contacting them. They gave us a clear timeline for when our report would be ready. The report was actually sent to us a few days early (a week after the visit) and was thorough, with clear explanations for first time buyers! Highly recommend.
The first encounter with this company has completely put me off and I will advise anyone to avoid. I called to ask questions about the surveys and the responses received from a lady called Karen were extremely hostile and confrontational to the point I had to end the call, not to mention very conflicting information. Basically if you have a level 2 survey done they won’t help you at all afterwards if you have any questions. AVOID!
