Carters Surveyors

4.7(113 reviews)·Birmingham

Carters Surveyors in Birmingham is reviewed predominantly for its lettings and property management service rather than survey work itself, with Penny and Jo Waugh named repeatedly for helping tenants find and move into rental properties efficiently and for responding promptly to queries during a tenancy. One reviewer described a Level 3 survey carried out by Caroline as thorough, with her report praised for the breadth of her findings. Two reviewers reported unresolved communal maintenance issues as tenants, citing fire doors that did not close, inconsistent cleaning and a lack of response to repeated formal complaints, despite otherwise positive experiences described by other tenants and landlords. As a surveyor in Birmingham, Carters Surveyors holds a 4.7-star average from 113 Google reviews.

I’ve been a tenant for 3 years with Carters and thankfully it’s been a great experience. Tom, Jo and Penny have always been quick to respond and communication has been easy ⭐️

My previous review highlighted the lack of cleaning in communal areas, FIRE DOORS that DON’T CLOSE, broken light fittings and window fittings that don’t match, never ending extra charges and TERRIBLE communication. Your response? You, are “happy” with the cleaning company hired by you on our behalf. No response to anything else. No change.

UPDATE 3 After months of reporting concerns about the communal cleaning in my building, I finally spoke directly today with the cleaner responsible for my area. What concerns me most is that the conversation raised further inconsistencies with the repeated assurances I had previously been given by management that “no issues” had been identified and that the area had been cleaned satisfactorily. Despite repeatedly providing timestamped and geolocated photographs over several months, my complaint was ultimately dismissed and closed down by Martin Nicholls without any meaningful engagement with the specific evidence I had raised regarding the area outside my flat. Communication throughout this process has been extremely poor. I have repeatedly had to chase responses, received little meaningful follow-up, and despite public responses stating the matter had been escalated, I was not properly contacted regarding the concerns I had continued raising all year. During today’s interaction, the cleaner confirmed: - my doormat is not moved during cleaning, - the area is instead cleaned “around” the mat, - and a completely new explanation was introduced that the electrical outlet near my flat allegedly does not work, affecting the ability to vacuum the area properly. The cleaner then asked to use my own electrical outlet in order to vacuum the area. This immediately raises the obvious question of how the area outside my flat was supposedly being vacuumed previously while I was repeatedly being assured over several months that the area had been cleaned and inspected properly. For clarity, my complaint has always related specifically to the area immediately outside my flat. However, the wider condition of the building and communal areas also raises obvious concerns regarding the overall standard and consistency of cleaning being carried out across the site. At this stage, I honestly do not know what service leaseholders are actually paying for. From what I now understand, it appears that one cleaner may effectively be responsible for multiple blocks and large communal areas. If that is the case, I do not place personal blame on the cleaner herself. My concern is with the management and oversight of the service being provided, the standard being accepted, and the repeated dismissal of feedback and evidence raised throughout the year. I have now retained recordings, photographs and a full correspondence timeline and will be referring the matter to the Property Redress Scheme for independent review. At this stage, my concern is no longer just the standard of cleaning itself, but the repeated contradiction between what has been communicated to leaseholders and what the evidence continues to show.

Carter Surveyors provided us with an excellent service for a level 3 survey of a property. Caroline compiled a thorough report and the breadth of her expertise on the various findings was impressive.
