How much does Building surveyors cost in Leicester? (2026 price guide)

A RICS Level 2 HomeBuyer Report typically costs £400-£700 for an average property, while a more detailed Level 3 Building Survey usually runs £600-£1,200 depending on property size and age. Snagging surveys for new-build homes typically cost £300-£600, and specific defect investigations, such as assessing a suspected damp or structural issue, often run £250-£500 for a targeted report.

Costs mainly depend on property size, age and construction type, with older or unusual properties generally costing more to survey thoroughly. The level of detail required, surveyor experience and RICS accreditation, and how quickly a report is needed also affect price, with rush reports sometimes carrying a premium.

Checking that a surveyor is RICS-regulated and choosing the survey level appropriate to the property's age and condition, rather than automatically picking the cheapest option, usually gives better value overall.
