Allcott Associates LLP's Birmingham office is used mainly for RICS Level 3 building surveys and Level 2 HomeBuyer reports, with Robert Blunt named as the surveyor in the majority of reviews and praised for detailed, easy-to-follow reports that often include drone imagery of roofs. Reviewers describe reports arriving within about a week, followed up by a phone call to talk through findings, and note that pricing is not always the cheapest but is considered justified given the sums involved in a property purchase. One reviewer raised a formal complaint concerning how the firm handled an executor/client-identification issue during a probate-related instruction, citing procedural and communication failings that the company later acknowledged; this appears to be an isolated case set against a broader pattern of positive reports. As a surveyor in Birmingham, Allcott Associates LLP holds a 4.7-star average from 138 Google reviews.

4.7 / 5 · 138 totalI recently had a level 3 building survey completed by Robert Blunt at Allcott Associates. I was so impressed with not only the depth of the survey but also the matter of which it was written up, which was really easy to understand for someone who does not have in depth knowledge on building surveys/structures. A drone was used for the survey too and this really increased the depth of the survey significantly, which I was not expecting. Rob was also great at communicating before and after the survey and willing to answer any questions or clarify details further. Thanks so much!
***** Clarification following the company’s public response***** For clarity, in your written response to my formal complaint (dated 11.12.25) you: • acknowledged your office had failed to distinguish between the named executor (myself) and the non-acting executor • acknowledged that procedural and communication failings had occurred • accepted that I was the lawful client and updated your records accordingly • apologised for inappropriate contact made with my sister. This differs greatly from your public response. My review reflects my direct experience and the content of your written complaint outcome. Original review A structural survey was commissioned by my sister as part of a probate matter. As the named executor on the Grant of Probate, and the person who paid for the survey on behalf of the estate, I requested that future communication also be directed to me. Due to difficult family dynamics, it was essential that Allcott Associates acted on behalf of the estate and recognised the acting executor appropriately. Despite repeatedly explaining this and offering formal documentation to confirm my role, my lawful and reasonable request for the firm to communicate with me in my capacity as executor was dismissed. Instead, administrative staff contacted the non-acting executor to complain about my behaviour and requests. This significantly escalated an already sensitive situation. I raised a formal complaint, which was responded to very quickly. However, after correspondence from a Director asking me to reconsider leaving a negative review (which I had not said I would do), I submitted a Subject Access Request. The response revealed an absence of record-keeping and no clear evidence that a structured complaints process had been followed. Decisions relating to client authority and information sharing were made at an administrative level. At no time was appropriate verification or escalation to a regulated professional made. In the context of probate, where legal authority and professional accountability are fundamental, this represents a significant procedural failing and introduced unnecessary complications into an already delicate process. While the technical survey itself may have been adequate, the procedural handling, governance, and complaint management fell significantly below what I would expect from a professional firm operating under regulated standards. The impact went beyond inconvenience. It caused considerable emotional strain during an already difficult period and has had financial implications for the estate due to the need for further professional advice. Due to the seriousness of the procedural and data-handling concerns, aspects of this matter have been referred to the relevant regulatory bodies. If you’re dealing with probate, joint executors, or any situation involving formal legal authority, I would strongly advise confirming at the outset how client status, authority, and data handling will be managed. Based on my experience, I would not use this firm again.
We instructed Allcott for a L3 building survey on a house purchase. We had read positive reviews and getting a high quality report was really important to us. Robert Blunt carried out our survey and it's clear to see the positive reviews were well earned - the report was extremely detailed and it was clear that Rob had taken the time to thoroughly inspect the house and produce a highly detailed and considered report, which we found really helpful. Rob also took the time to talk through aspects of the report on the phone, giving further pragmatic insight, which again was really helpful and reassuring. We would absolutely instruct Allcott/Rob again - definitely money well spent! Thank you!
Robert Blunt - what a gentleman he is. Takes his work very seriously, thorough diligence. Provided me with a comprehensive level 3 survey. Wonderful experience .
I used Allcott Associates LLP and they sent a gentleman named Robert Blunt for a Level 3 Building Survey and was really impressed. The report was clear, detailed, and included cost estimates which were extremely useful. What makes him stand out is the aftercare — he’s been so responsive to my follow-up questions and always explains things in a way that’s easy to understand. Professional, thorough, and genuinely supportive — I wouldn’t hesitate to recommend him.
Brilliant service. Very happy client. Robert Blunt produced a very detailed RICS Level 3 survey and Timothy Allcott a valuation. Great communication with everything delivered bang on time. Highly recommended.
I instructed Allcott Associates LLP to carry out a RICS Level 3 property survey on a property we are hoping to purchase. This was carried out on Thursday 3rd July 2025. Allcott Associates LLP contacted the Estate Agent selling the property to arrange this date and kept me fully informed before, during and after the survey. In 6 days we received an emailed PDF copy of the report and the following day was posted a bound colour printed copy. The survey was carried out and report written by Mr Rob Blunt. We were very impressed at the significant depths he went to and included numerous colour photographs that helped my wife and I to understand and comprehend the report fully. Rob also highlighted and included Building Regulation and planning requirements, subsistence findings, current health & safety matters and fire regulations. This enabled us to make an informed decision on this important property purchase and has made us aware of questions for our legal representative to respond to the vendor to ensure all legalities' and requirements are addressed prior to the purchase. If for any reason, our current purchase does not go through, I would have no hesitation in using Allcott Associates LLP in the future. Thank you. Darryl & Nichole Jones
