Aspect Surveying

Aspect Surveying is a Manchester-based surveying firm operating as Aspect Residential Ltd. It is an independent, small surveying practice. Its surveyors are RICS qualified and the firm is RICS-regulated. The firm serves the North West, Manchester and Cheshire, and covers Greater Manchester and surrounding areas.

It offers RICS Home Surveys, including Condition Report – Level 1 Surveys, RICS Level 2 Survey – Home Buyers Report, RICS Level 3 Survey – Building Survey Report, and Valuation – Home Valuation Report. The firm aims to turnaround home surveys within 48 hours from when it was carried out. Its surveyors regularly undergo professional development. Payment is accepted via bank transfer or through PayPal using a credit or debit card.

In Didsbury and across Manchester, Aspect Surveying has built a reputation through home buyer reports and Level 2 and Level 3 surveys, with reviewers repeatedly highlighting the depth and clarity of the finished reports. Several customers describe the process as efficient from the first call onwards, noting that surveys were arranged within days and that detailed write-ups, complete with photographs of the property and any concerns, followed promptly. Umar Rauf is named often, praised for taking time on the phone to talk through findings and answer questions at length, and for aftercare that continued well beyond delivery.

One thing mentioned again and again is the practical value of the advice: one buyer explains how following the recommendations helped negotiate a reduction on the purchase price, while others mention feeling reassured and supported throughout. Reviewers also commend the team's responsiveness to follow-up emails, their professional and approachable manner, and fees described as reasonable for the quality provided. Clients returning for a second survey speak of consistency, and family members have been referred on the strength of the same helpful service, with clear communication and thorough reports standing out as the recurring themes.
