I’ve used Cosey Homes before and came back expecting the same standard. Big mistake. This time, the experience was genuinely awful from start to finish. The Level 3 survey I received was full of low-quality, badly lit photos that barely showed anything. When I complained, they sent a second document that was literally the same poor photos blown up larger. Some photos were missing from the original report entirely. For a Level 3 survey, that’s unacceptable. The written report was just as disappointing. Large chunks felt copied, generic, and not even specific to my property. I paid for a detailed inspection, not a recycled template. The complaints handling made the whole situation worse. The “reports supervisor” who dealt with my case pushed me around repeatedly and didn’t address a single issue I raised. Every reply avoided the points completely and relied on stock lines instead of explanations. Not once did I get a proper answer about the poor photos, missing evidence, or reused text. Just deflection and dismissal. For a service that influences major financial decisions, this level of carelessness is dangerous. I had to escalate the matter externally because the company refused to take responsibility. If you want clarity, proper evidence, or a company that treats your concerns seriously, avoid Cosey Homes. They let me down heavily and I won’t be returning.
Opted for a level 2 survey. Very detailed, reasonably priced. Appointment was easy to book once we'd chosen to go with Cosey Homes. Overall, happy with the service provided. Slight delay as we received it after 7 working days, but they were polite and professional in explaining what caused the delay so no harm done. Shout out to Millie for following up with us in the way that she did - we'd done a quote comparison and got contacted by a lot of firms. However, our purchase hit a snag due to personal circumstances so we had to delay choosing a surveyor. It was Millie's professional etiquette and Cosey Homes strong positive reviews that won me over - the price didn't hurt either ☺️ also, thanks for getting my name right in every interaction, might seem like a small thing but the number of people who got it wrong (including Surveyors we'd used before) 🙃 Seeing that made us feel we could trust Cosey Home to have a high attention to detail and we were pleased with the report. Really honest, fast reliable service. We were buying our first homes and wanted a slightly more in-depth survey so we opted for a level 2 survey. One of their sales team got in touch straight away after looking at compare the market and offered us a great price on the survey with availability to do so the week after. The survey was carried out as intended and the report was received under 10 days. The report was thorough and covered everything we needed to know as first time buyers, would definitely recommend.
I chose Cosey Homes as, unlike other firms, they include a reinstatement value for insurance purposes with their standard survey. The process to book the survey in was straightforward although the soonest they could do it was in three weeks. After the survey, it took less than a week to get the report back. The report itself was very thorough and included a lot of pictures, which I found very helpful. I would be happy to use Cosey Homes again and would use them again in the future.
